1. Company Profile
南京城建历史文化街区开发有限责任公司是隶属于南京城市建设投资控股(集团)有限责任公司的全资国有公司,授南京市政府委托专门负责对南捕厅项目的改造,并承担了甘熙故居文物保护范围的改造建设。目前,本次历史街区的改造已提前启动。
Nanjing Urban Construction Historical and Cultural Streets Development Co., Ltd. is a government-owned corporation, subordinate to Nanjing Urban Construction Investment Holding (Group) Co., Ltd. Entrusted by Nanjing municipal government, the company is in charge of the reconstruction of Nanbuting project and the reconstruction of the area of cultural relics around Ganxi’s former residence. At present, the reconstruction of the historical block has been started ahead of schedule.

2. Brief introduction of the project
该项目所在地理位置优越,交通发达,离南京市中心新街口仅一公里之隔。项目实际规划建设占地面积16.8万㎡,扣除道路绿化用地及先期启动的历史街区用地,实际可用于开发占地面积12.38万㎡。
The location of the project, which is only 1km away from the downtown of Nanjing, is advantageous and the traffic there has been well developed. According to the layout, the project occupies a construction area of 168,000 ㎡. Deducted by the area of green land and historical block, the factual area for development is 123,800㎡.
三.项目方案介绍
3. Introduction of the project scheme
南捕厅项目分为历史街区、历史风貌区及历史协貌区三个区,占地面积14.56万㎡,其中占地2.18万㎡的历史街区已经先期启动,本次招商地块面积12.38万㎡。如图所示的分别标为1号、2号、3号、4号的地块。
Nanbuting project, consisting of three sections including historical block, historical scenic block and historical ambient block, has an area of 145,600㎡, in which the historical block, an area of 21,800㎡, has begun construction and the plot for the business invitation this time occupies an area of 123,800㎡. As it shows in the figure, the plot includes No.1, No.2, No.3 and No.4.
1号地块,1号地块主要由类别墅TOWNHOUSE
住宅为主,总建筑面积3.8万㎡,容积率1.24。
No.1 is mainly composed of TOWNHOUSES. The total construction area is 38,000㎡ and the volumetric efficiency is 1.24.
2号地为办公、商业、居住混合的综合开发模式,以商务办公、居住混合的SOHU为主,TOWNHOUSE住宅为副。总建筑面积8.5万㎡,容积率2.4 。
No.2 will be developed in an integrated mode for commercial and residential use, with SOHO for commerce and residence taking the major part and TOWNHOUSES taking the minor one. The total construction area is 85,000㎡ and the volumetric efficiency is 2.4.
3号地块以高档江南园林别墅为主,花园式酒店,高档会所为副,总建筑面积3.2万㎡,容积率0.73 。
In No.3, villa with gardens like those in South China and garden-style hotels will be mainly built as well as some top grade clubs. The total construction area is 32,000㎡ and the volumetric efficiency is 0.73.
4号地块以商业配套为主,总建筑面积1.3万㎡,容积率0.84,为整个项目提供商业配套。
No.4 will be developed mainly for commercial support for the whole project. The total construction area is 13,000㎡ and the volumetric efficiency is 0.84.
另外在4号地块中保留2.86万㎡平米的甘熙故居历史文化保护街区目前已经先期启动。
In addition, a section with an area of 28,600㎡ in No.4, reserved for the history and culture protection block of Ganxi’s former residence, has begun its construction ahead of schedule.

4. Financial estimation
该项目按照住宅、商业配套、SOHO建设开发总共15.5万㎡进行经济测算,总投入24.2843亿元,收益26.8295亿元,纯利润2.5452亿元,投资回报率10.4%。
In total, the project covers an area of 155,000㎡, consisting of the area for residence, commercial support and SOHO. The project budget has been done: the total capital invested is 2.42843 billion; the profit is 2.68295 billion; the net profit is 254.52million with the return on investment (ROI) to be 10.4%.
